WHAT WE DO
Our architectural team designs refined, contemporary living environments tailored to luxury villas, resorts, and private island developments in Belize. Every project is carefully planned to balance aesthetics, functionality, and budget, ensuring each design reflects the individuality and lifestyle of our clients.
We specialise in creating distinctive, high-end villas and resort architecture, approaching each project as an opportunity to deliver something truly unique. As an architect-led design and build studio, our in-house construction capability allows us to design with buildability, cost control, and delivery firmly in mind. This integrated approach ensures our designs are not only visually compelling but also practical, efficient, and achievable.

OUR PROCESS

DESIGN BRIEF
The initial step is for us to fully understand exactly what you want to achieve. We carefully listen to your requirements so that we can design a solution that fits within your budget. After an initial site visit, we prepare a detailed design fee proposal & initial consultation cost estimate.
1 WEEK

CONCEPT DESIGN
This conceptual stage is a very enjoyable and collaborative process where we work with you to refine the optimum layout and aesthetics for your needs. We provide a full architectural drawing service, supplemented by detailed CGIs, to help you fully visualize the proposed scheme.
3–6 WEEKS

DESIGN DEVELOPMENT
Following approval of the concept designs, we produce accurate architectural models, obtaining structural calculations, mechanical and electrical designs and any other third party specialist information. We work with a handful of trusted third-party engineers who design and produce full specifications for us to include into our central REVIT models.
At this stage we also obtain approvals from the central building Authority (CBA) and other government bodies as required.
8 - 12 WEEKS
CONSTRUCTION DRAWINGS

Now the models and engineering stages are complete, the final stage is to produce detailed construction drawings and specifications to enable us, or your contractor, to be able to bring the vision to life.
Precise and detailed drawings and specifications are key here to enable contractors and suppliers to build your project to the designs specified and quality standards you expect.
3 - 6 WEEKS
SERVICES & FEES
Our fees are structured to be transparent, straightforward, and aligned with the value of the service we provide. We work on fixed fees for concept design and design development, followed by a further fixed fee for the production of detailed construction and tender documentation. This approach removes uncertainty and ensures there are no hidden or unexpected costs.
Our services are delivered through a clear, staged process with defined outputs at each phase. Clients have full visibility of overall costs from the outset, while retaining the flexibility to proceed on a stage-by-stage basis as their project evolves.
Where Cayevision is appointed to deliver the build, all subsequent project services are incorporated into the construction cost. This integrated design and build approach offers a highly efficient and cost-effective alternative to the traditional architect and contractor model, particularly for complex luxury villas, resort developments, and private island projects in Belize.
